Tenancy Deposit
- We will request a refundable security deposit, but this is capped at:
- Up to 5 weeks' rent for properties where the annual rent is less than £50,000.
- Up to 6 weeks' rent for properties with annual rent over £50,000.
Holding Deposit
- A holding deposit to reserve the property can be charged, capped at 1 week's rent.
Default Fees
- Late payment of rent: If rent is more than 14 days overdue, we reserve the right to charge interest at a rate of 3% above the Bank of England base rate.
- Lost keys or security devices: Tenants can be charged for the actual cost of replacing lost keys or security devices.
Changes to the Tenancy
- If a tenant requests to make changes to the tenancy agreement (e.g., adding a new tenant), we will charge up to £50.
Early Termination (At Tenant's Request)
- If the tenant wishes to leave the tenancy early, we will charge reasonable costs to cover the landlord's losses. This fee must not exceed the loss incurred or the rent for the remainder of the term.
Council Tax, Utilities, TV Licence, and Communication Services
- Tenants remain responsible for paying for these services unless otherwise outlined in the tenancy agreement.
